Pre-application advice
We provide pre-application advice for new residential dwellings and commercial development includes Class B1, B2, B8, Hotels, Leisure Development and others. Our service includes a meeting and written advice from one our planning officers with advice and input from our technical consultees.
Unfortunately we are unable to offer a pre-application advice service relating to householder works or minor commercial proposals. For advice on proposed extensions or alterations to individual properties please consult our adopted House Extension Guidelines, which set out the design considerations and matters that are taken into consideration for such planning applications. You can also refer to the Planning Portal’s interactive house guidelines. The Planning Portal also provides guidance relating to changes of use and other minor proposals.
How much does Planning Permission cost?
Please note that from the 1 April 2024, the council will now apply a small administrative fee of £35.00 for any planning application fees that are refunded without any work having been undertaken by the case officer. Where the case officer has already commenced work on the application then it is unlikely the fee will be refunded unless a specific requirement is triggered under national legislation, or there is an exceptional case specific circumstance.

The current fee for a standard planning application for householders is £258.
What you need to send with your application
It's important that all planning application forms are sent with the correct documents and fee. A high number of applications are refused due to insufficient information or plans being received.
There are minimum national requirements for standard applications.
Each application form, and the accompanying guidelines, provide information about what you need to include. For standard applications, you will need to send the:
- application form
- location plan
- site plan
- ownership certificate
- correct application fee
Please note that all plans should be submitted to scale and include a scale bar clearly on the drawings.
The Planning Portal has further information on what needs to be sent with a planning application. In most cases the national requirements will be sufficient, but please check our Local Validation checklists before submitting an application.
